Access Statement

The property is approached via an A-road. Parking for one car is adjacent to the cottage. There is a gentle slope leading to the cottage and pathway to the door. The main entrance doorway is of low threshold and 83mm wide. The second doorway also has fire escape – there is no low threshold. This doorway (fire escape) is reached by a wooden ramp and handrail (decking).

All guests are met on arrival and if asked are helped with luggage. On entering the cottage, you will find the light switches within easy access and all internal doorways are 79mm wide. There are two bedrooms, sitting/dining room and a spacious hallway.

The shower has a 16½ mm step but a 87mm wide doorway (size of shower 123mm x 134mm) There is a heated towel rail.

The kitchen has adequate work surfaces, low-level oven, dishwasher, washing machine, microwave, fridge freezer. The television with teletext is operated by remote control. There is no telephone in property.

All of the property is double-glazed. The whole property is well lit with ceiling lights and the bedrooms have table lamps and dimmers as well as the lounge.

The garden area is reached by approximately 65m walk (not how the crow flies) This is a self-contained area with picnic bench. External lighting system to front and side of property automatically activated when dark.
